Warranty & Maintenance Guide

At Prime Garden Rooms Ltd, we are committed to delivering high-quality handcrafted outdoor structures built using premium timber and quality materials.

This guide explains our warranty coverage, customer maintenance responsibilities and what to expect from natural timber products.

1. Structural Warranty

Prime Garden Rooms Ltd provides a 10-Year Structural Timber Warranty against structural failure caused by defective workmanship or defective timber materials used in the construction of the structure. This warranty applies to gazebos, pergolas, outdoor bars, hot tub shelters, garden rooms, timber lodges, and bespoke structures. The warranty applies only to the original purchaser and is non-transferable.

2. What Is Covered

Subject to inspection, the warranty may cover:

  • Structural timber failure caused by defects in workmanship;
  • Defective timber materials supplied by Prime Garden Rooms Ltd;
  • Installation defects directly attributable to Prime Garden Rooms Ltd.

Where a valid claim is accepted, we may repair the affected area, replace defective components, or provide another suitable remedy at our discretion.

3. What Is Not Covered

The warranty does not cover:

  • Normal weathering and ageing;
  • Natural timber movement;
  • Knots and grain patterns;
  • Resin pockets;
  • Minor surface cracks or splits;
  • Colour changes caused by UV exposure;
  • Shrinkage or expansion due to seasonal conditions;
  • Cosmetic imperfections;
  • Storm damage;
  • Flooding;
  • Damage caused by falling trees or external objects;
  • Accidental damage;
  • Misuse or neglect;
  • Lack of maintenance;
  • Alterations carried out by third parties;
  • Damage caused by ground movement or subsidence;
  • Damage caused by excessive snow loading or abnormal weather events.

4. Understanding Natural Timber Movement

Timber is a natural material and reacts to changes in temperature and moisture. Over time you may notice small cracks or splits, knots, grain variations, slight movement, colour variations, and minor shrinkage or expansion. These characteristics are entirely normal and do not affect the structural integrity of the structure. They are considered part of the natural beauty and character of real timber and are not regarded as defects.

5. Painted Structures

Dark colours, particularly black paint, absorb more heat from sunlight. As a result, dark-coloured timber may experience slightly more noticeable surface cracking compared to lighter finishes. These changes are cosmetic only and do not affect the strength or durability of the structure.

6. Customer Maintenance Responsibilities

To maximise the lifespan of your structure, we recommend:

Seasonal Inspection — inspect your structure periodically for debris build-up, standing water, loose fixings, and general wear and tear.

Cleaning — use mild soapy water and a soft brush or cloth. Avoid pressure washers and harsh chemicals.

Optional Timber Treatment — although the timber is pressure treated, customers may choose to apply wood oil, timber stain, or exterior wood preservative. Re-treatment every 1-2 years may help maintain appearance but is not mandatory.

Keep Areas Ventilated — avoid allowing leaves, soil or debris to accumulate around posts and timber surfaces.

7. Roof Maintenance

Customers should periodically remove excessive leaves and debris, ensure drainage areas remain clear, and inspect roof coverings visually.

8. Ground Conditions

Prime Garden Rooms Ltd structures are designed to be installed on suitable level surfaces, such as concrete bases, paving slabs, porcelain patios, composite decking, timber decking, or outdoor tiles. Ground movement, subsidence or unsuitable foundations are outside our control and are not covered by warranty.

9. Structures Installed Into Grass or Soil

Where customers request installation into grass or soil, additional excavation and concrete foundations may be required. While every effort is made to provide a stable installation, natural ground settlement may occur over time and is not considered a manufacturing defect.

10. Making a Warranty Claim

To submit a warranty claim, please provide your name, installation address, approximate installation date, photographs of the issue, and a description of the concern.
